What an Estimated Market Value is not

This is the most important thing on this page. Every figure this site produces is a statistical estimate derived from past transactions. It is not a formal valuation and must not be relied on where one is required.

In particular, do not use it for a mortgage application, a bank’s security assessment, probate, matrimonial proceedings, stamp duty, taxation, insurance, or any other legal or regulatory purpose. Those require a valuation by a valuer licensed in Singapore, who will inspect the property. We do not inspect anything: we have never seen the condition, the renovation, the outlook, the noise, or any of the dozens of things that move a real price.

Not financial or property advice

Nothing here is financial advice, investment advice, or a recommendation to buy, sell, hold or rent any property. Affordability and grant figures are calculations from published rules as we understand them, not a lending decision and not confirmation of eligibility. A bank decides what it will lend you; HDB decides what grant you receive through its HFE letter. Where our figure and theirs differ, theirs is the one that counts.

Accuracy, and how we talk about it

We publish the measured accuracy of our valuation engine on the accuracy page, including the segments where it performs worse. Those figures describe past performance on a sample and do not promise anything about your property. A median error means half of all estimates are further out than the figure quoted. Use the range and the confidence band rather than the single number, and treat a Low confidence result as what it says it is.

The service is provided as is. We do not warrant that it will be uninterrupted, error-free, or that any figure is accurate for your particular property.

Where the data comes from

Transaction, rental and index data is sourced from official Singapore government datasets: HDB resale and rental records and the price indices via data.gov.sg under the Singapore Open Data Licence; private residential caveats, rental contracts, the development pipeline and developer sales via the Urban Redevelopment Authority’s Property Market Information API; and address and location data from OneMap, operated by the Singapore Land Authority.

Those bodies publish the underlying records. They do not endorse this site, have no involvement in our analysis, and are not responsible for anything we derive from their data. Valuations, rental estimates, yields, scores and opportunity indicators are ours, calculated from those records. The data page shows what each source covers and when it was last refreshed.

What you may and may not do

You are welcome to use this site for your own property research, personal or professional, and to share a link to a saved analysis.

• · Do not scrape, crawl at volume, or bulk-extract data from the site or its endpoints. Our data licences do not permit us to pass redistribution rights downstream, so we cannot allow it even where we would otherwise be willing.
• · Do not redistribute or resell the data or our derived figures as a dataset.
• · Do not present our estimates as a formal or professional valuation.
• · Do not attempt to interfere with the service, circumvent rate limits, or gain access to systems or data you are not entitled to.

If you want data or valuations for commercial or institutional use, write to us rather than scraping. We would rather have the conversation.

Our own material

The underlying public records remain the property of the agencies that publish them. The valuation methodology, comparable scoring, analytics, software, design and written content of this site belong to Aureus Automation Pte Ltd.

Limitation of liability

To the fullest extent the law allows, Aureus Automation Pte Ltd is not liable for any loss arising from reliance on this site, including any decision to buy, sell, hold, price, rent or finance a property. Property decisions in Singapore routinely involve sums well beyond anything this free service could stand behind. Take professional advice before committing.

Nothing in these terms excludes liability that cannot lawfully be excluded.

Changes and governing law

We may change the service or these terms; the date at the top moves when we do. These terms are governed by the laws of Singapore, and the Singapore courts have exclusive jurisdiction.
